New Urban West, Inc. (NUWI) is a privately-held, Santa Monica-based developer with over six decades of experience with strong capitalization, passion for placemaking, dynamic stakeholder engagement, and a focus on solving complex land use challenges. 

 

We provide valuable places to live, work, and play while successfully navigating complex regulatory, financial, and planning processes that support our neighboring businesses and workforce — while improving community connectivity that strives to better our environment.

Adam Browning
President & CEO

Adam focuses on identifying new investment opportunities, finding and securing financing, as well as directing and overseeing all areas of strategic planning.

 

Adam has worked for New Urban West for over 30 years. He worked his way up from Assistant Project Manager to now CEO. He has handled all aspects of the business and managed dozens of diverse successful projects. He also was the founder and president of Second Street Ventures, an urban residential and commercial development company for six years. Adam holds a B.S. in Economics and Business from University of California, Los Angeles. He enjoys spending time with his family and has a passion for skiing, mountain biking, woodworking, surfing, golf and music.

Jason Han
EVP & COO

Jason focuses on identifying new investment opportunities and oversees all aspects of execution, including: acquisition, entitlements, project development, construction, sales, and marketing for projects.

 

Jason has worked with Ernst & Young/Kenneth Leventhal consulting for national builders and developers and has operated his own successful development consulting firm. Jason holds a Bachelor of Architecture from the University of Southern California and a MDS in Real Estate and Urban Development from Harvard University. In his spare time, he enjoys spending time with his family and practicing yoga.

Peyton McElyea
CFO

Peyton focuses on financing and risk management, joint venture relationships, transaction execution, and identifying new investment opportunities.

Peyton began his career with Barclays Capital as an investment banker focused on U.S. public homebuilders. He previously worked for OneWest Bank and EVOQ Properties to rationalize those businesses following periods of formal reorganization. More recently, he ran an advisory business investing in special situations within commercial real estate.
 

Peyton is a Certified Management Accountant (CMA) and holds a BA in Economics from Colby College, an MS in Accountancy from CSULB and received his MBA in Finance and Real Estate from Columbia. He enjoys spending time with his two boys, skiing, cycling, and sailing.
 

Doug Woodward
Senior VP

Doug focuses on identifying new investment opportunities, project and product planning, entitlement and development processes, asset management, and dispositions. Doug has worked in the homebuilding industry for over 30 years. He has previously held senior management and executive positions at public homebuilders including Lennar Homes, K Hovnanian, Standard Pacific Homes, and The New Home Company. Doug has planned and delivered residential development valued over $6B throughout Southern California, with product types ranging from single-family detached to multi-family podium.

 

Doug holds a BS in Business Administration with an emphasis in Finance and Real Estate from Cal Poly Pomona. In his spare time, Doug spends time with his family and is active outdoors mountain biking, skiing ,and playing pickleball.

Corey Harpole
Senior VP

Corey is Senior Vice President of Project Development and has over 30 years of experience in the real estate development industry. With a concentration on large master planned communities, first, as a land planning/engineering consultant before moving on to Newhall Land and Farming Company (Five Point) where he spent 20 years planning, entitling, and developing various villages in Valencia and Newhall Ranch.  Since Newhall Land, his multifaceted background has been critical in the development of numerous diverse and large-scale projects throughout California and Hawaii. During his career, Corey has successfully planned and entitled over 25,000 residential units, 10M square feet of commercial and delivered over 7,000 residential units and 4M square feet of commercial.

Corey holds a Bachelor of Science in Civil Engineering Technology from Southern Illinois University. In his spare time, Corey spends time with his family and has an enthusiasm for mountain biking, skiing, exercising, and being a “foodie”.

Kareem Morad
VP, Land Acquisition & Development

Kareem focuses on identifying new investment opportunities, securing financing, entitlement and development processes, asset management and dispositions.

 

Kareem has worked for Moran & Company advising institutional multifamily investors, operated his own successful redevelopment firm and holds a Master of Real Estate Development from the University of Southern California. He enjoys spending time with his family and has a passion for traveling, hiking and playing soccer.

Jacqueline Souza
Controller

Jacqueline focuses on managing all accounting and financial related activities for all development projects Jacqueline has worked in public and private accounting for over 34 years, with vast experience efficiently maintaining up-to-date financial records, providing expert support, and ensuring smooth day-to-day operations for all projects and entities. Jacqueline holds the designation of Certified Public Bookkeeper. In her spare time, she enjoys spending time with the family, challenging puzzles, drawing and watching action/romance movies.

Anna Heinz
Accounting Admin

Anna focuses on accounting and administrative support with an expertise in financial management, bookkeeping, contract generation and general administrative tasks. Anna has worked for numerous firms in the financial industry managing bookkeeping and overseeing administrative tasks. In her spare time, she enjoys spending time with her family, playing with her children and reading fantasy novels.
